Buying and First Time Buyers

Where do I even start if I've never bought a home?

Start with a quick conversation. We talk about your goals, your timeline and what monthly payment feels comfortable. Then you connect with a lender to get preapproved so you know your real budget before we start touring homes.

How much do I need for a down payment?

It depends on the loan type and your situation. Some loans need very little down and some programs let you put nothing down at all. Rules vary by loan and lender, so ask me and I'll connect you with a lender who can give you real numbers for your situation.

Is there down payment assistance in San Antonio?

Yes, there are down payment and closing cost assistance programs available in the San Antonio area through local, state and lender programs. Each one has its own rules on income, price range and who qualifies, and those rules change. Ask me and we'll look at what fits you right now.

What costs should I expect besides the down payment?

Plan for closing costs, an inspection, an appraisal, and money set aside for moving and setting up your new place. Sometimes the seller or builder can help cover part of your closing costs. I'll walk you through what to expect before you ever make an offer.

Do I have to pay you to help me buy?

In most cases buyers don't pay me out of pocket, because my compensation is usually covered by the seller or builder. We'll go over exactly how it works and put it in writing before we start, so there are no surprises.

Credit and Financing

What credit score do I need to buy a home?

There isn't one magic number. Different loan types have different requirements, and lenders look at your whole picture, not just the score. Rules vary, so ask and I'll point you to a lender who can tell you exactly where you stand.

My credit isn't great. Should I still reach out?

Absolutely. A lot of my clients started there. We can build a plan to get you ready, whether that's a few small fixes now or a bit more time. Knowing where you stand is the first step.

What's the difference between prequalified and preapproved?

Prequalified is a quick estimate based on what you tell a lender. Preapproved means the lender has actually reviewed your income, assets and credit. Sellers and builders take a preapproval much more seriously, so that's what we aim for.

Which loan type is right for me?

Common options include conventional, FHA, VA and USDA loans, and each one fits different situations. The right one depends on your credit, savings, service history and the home you want. A trusted lender can compare them side by side for you.

Can I use my own lender?

Of course. You can use any lender you're comfortable with. If you don't have one, I can introduce you to lenders I trust who communicate well and close on time.

New Construction

Do I need my own agent to buy a new build?

I highly recommend it. The builder's sales team works for the builder. I work for you, and having your own agent usually doesn't cost you anything extra. I just need to be with you or registered on your first visit, so reach out before you tour.

Can I negotiate with a builder?

Often, yes. Builders may offer incentives like help with closing costs, rate buydowns or upgrades, and it changes by builder and community. I'll help you compare offers and ask for what makes sense.

Should I use the builder's preferred lender?

Builders sometimes tie their best incentives to their own lender. Sometimes that's a great deal and sometimes another lender is better overall. We'll compare the full picture before you decide.

Do I still need an inspection on a brand new home?

Yes. New homes can still have issues, and an independent inspection before closing and again before your builder warranty ends can catch things early. I'll help you schedule it.

How long does it take to build a home?

It depends on the builder, the plan and the season. Some communities also have homes that are already built or almost done if you need to move sooner. Ask and I'll show you what's ready and what's coming.

Military Moves

I'm PCSing to San Antonio. Where should I live?

San Antonio is Military City USA, and I help families moving to every local base, including JBSA Fort Sam Houston, JBSA Lackland, JBSA Randolph and Camp Bullis. We'll look at commute, schools, budget and lifestyle to find areas that fit your orders and your family.

How does a VA loan work?

A VA loan is a benefit earned through service. It can allow eligible buyers to purchase with little or no money down and no monthly mortgage insurance. Eligibility and details vary, so ask and I'll connect you with a lender who knows VA loans well.

Can I buy a home before I arrive?

Yes. With video tours, digital paperwork and a team on the ground, many military buyers shop and even go under contract before they arrive. I'll be your eyes and ears here.

Should I buy or rent for a short assignment?

It depends on how long you'll be here, your budget and whether you'd want to keep the home as a rental later. We can run through both options together so you can make the choice that fits.

Can I rent out my home when I get new orders?

Many military families do. Some loans have rules about living in the home first, so check with your lender. I can help you think through renting it out or selling when that time comes.

Selling

How do I know what my home is worth?

Online estimates are a starting point, but they can't see your upgrades or your street. I'll put together a real market analysis based on recent nearby sales and current competition. You can also request a free home value on this site.

What should I fix before I list?

Usually it's simple things like small repairs, a deep clean, fresh paint where needed and good curb appeal. I'll walk through your home with you and point out what's worth doing and what isn't.

How long will it take to sell?

It depends on price, condition, location and the market right now. Pricing it right from the start and presenting it well makes the biggest difference.

Can I sell and buy at the same time?

Yes, and it's very common. We'll plan the timing together so you're not stuck between homes, and look at options that help both sides line up.

Renting and Apartment Locating

What is apartment locating?

You tell me what you want, like budget, area, move in date and must haves, and I help find apartments that fit and connect you with them. It saves you hours of searching and calling around.

Do I pay for apartment locating?

For apartments, my help is typically free to you, because communities usually pay the locator. Ask and I'll explain how it works for your search.

Can you help if I have credit or rental history challenges?

I'll do my best. Some communities are more flexible than others, and knowing that up front saves you time and application fees. Be honest with me about your situation and we'll find the best options.

Do you help with renting houses too?

Yes. I can help you look at rental homes as well as apartments, depending on what fits your needs.

I'm renting now. Could I buy instead?

Maybe sooner than you think. If you're curious, we can look at what buying could look like for you and build a plan, with no pressure.
