Builders have an agent. So should you.
That friendly person in the model home works for the builder. When you bring me on your first visit, you get someone negotiating for you on upgrades, incentives and lot choice, and the builder typically pays the buyer agent. I'll confirm how it works with each builder before you sign anything.

Questions I get every week.
How much do I need to buy a home in San Antonio?
It depends on the loan, the price and whether you qualify for down payment assistance. Some programs allow low or even zero down for eligible buyers. You will still need money for things like the option fee, earnest money, inspection and appraisal, and I will walk you through every dollar before you commit.
What credit score do I need?
Different loan types have different minimums, and lenders set their own rules on top of that. Tell me your range and I will connect you with a lender to see what you qualify for today, plus what it takes to qualify for better.
What is down payment assistance?
Grants or second loans offered through state, county, city and lender programs that help eligible buyers with down payment or closing costs. Rules on income, price and location vary, so we check eligibility together.
Does it cost me anything to work with you?
Buyer agent compensation is agreed in writing before we tour, as required in Texas. In many deals the seller or builder agrees to cover it, and I will always tell you exactly how it works for your purchase up front.
Can I buy if I am self employed or have a new job?
Often yes, with the right documentation. Lenders look at income history differently, so let's get you in front of the right one early.
